Stages of Major Apartment Repairs

Where should I even start with the apartment's repairs?

In order to begin the process of restoring older flats, it is necessary to first demolish and dismantle all of the deteriorated walls and partition walls, as well as the ceiling and wall covering. This is one of the messiest steps in the restoration process.

The replacement of window blocks is among the most important but "dusty" tasks. This must be done before any further work can begin, as dust and filth are not permitted at later stages, and opening windows is strictly forbidden during wallpapering or painting (large drops of temperature and moisture are unallowable). It's important to quickly wrap installed windows and sills with polyethylene film and to cover windowsills with fiberboard (in order to prevent scratches).

The next step is the wiring. Wiring can be run along the floor or within the walls. To lessen the risk of electrical shock and boost dependability, wiring is installed inside the pipes. The pipe shields the wiring from outside elements and enables full replacement without requiring the demolition of walls or floors.

When painting a house, start with the wiring. Workers often make the common mistake of forgetting to put out one of the cables until after the home painters have finished smoothing the plaster and painting the wall. This means there will be extra steps involved in sealing the chasms on the completed wall. It's important to plan ahead for the position and quantity of both the feed switch and the wall outlets. The plan for the electrical wiring is typically part of the design process.

The system needs to be operational in case of breakdowns later on. In addition to the wiring, telephone and television cable are laid out.If you want to prevent your phone and antenna cables from picking up interference from the power cord, don't run them next to each other. The installation of the television cable is the oddest part.

It is common practice to "firmly solder" a second cable in parallel to the first, reducing the resistance of the wire and allowing for the use of two (or more) televisions in a single dwelling. Thus, many shows can't be received, picture quality declines, etc. A specialist equipped with the appropriate machinery should be invited to prevent any such occurrence. He'll check the strength of the signals at each TV stream and then either boost them or filter them.

Painting takes the longest time, so it's best to do it all at once if at all feasible. The technology itself is to blame for the delays. Plaster (or the filling in finishing) must dry thoroughly between coats before progress may be made.

The kitchen and bathroom renovations start at the same time as the exterior painting. It's preferable to get the "dirty" jobs out of the way first and simultaneously. Welding, pursuing walls, and installing pipes are all carried out at the designated locations as per the sanitary technician's blueprints. The holes for the steam radiators have been drilled and tapped, and the brackets are in place, but the radiators themselves have not yet been placed.

Afterward, the planned sanitary construction is carried out. After the bathtub is installed, the walls are leveled, and tile is set up. Ceiling installation and tile flooring installation are the next steps. Additional plumbing fixtures, such as sink mixers and accessories, are installed.

After everything has been wired, rosette plates installed, and terminal boxes installed, the voltage is tested at every location. The cables' terminations are protected by insulation and organized on rosette plates. The aesthetic value of outlets and circuit breakers is considered, and they are not installed at this time. Puttying the walls to a final smoothness happens concurrently. The plaster (filler) layer's drying process is precisely monitored and regulated using a drymeter. It's a specialized tool for determining how much moisture there is in a substance.

The filling process comes next. Various materials, such as the standard masonry cement-and-sand combination or even self-aligning flooring, might be used to fill in the space. However, the ultimate dry time of such fill is 40 days; only then can the next stage of the work with the floor be undertaken, making the period too long. The basic mixture has the advantage of being inexpensive, but it is much more difficult to align at the level. The cost of self-leveling, self-aligning floors is higher, but they are also more advanced. The alignment happens nearly "automatically," as the fluid solution of the mixture is put out, it flows, and the flat surface is produced. Since the total drying period only takes 15 days, you save a lot of time in the long run. The "warm floor" system is installed in the subfloor. If the so-called "wet processes" can't be used, the dry aligning (fill technique) is implemented to install floor base plates with movable floor battens.

The installation of the door and the filled door boxes follow. Doors should be installed with the thickness of the final flooring in mind. A door can be pulled off its hinges and stored until repairs are complete or packed with polyethylene film to prevent harm. At the designated location, the ceiling can be painted and the tile laid simultaneously. The tile overlay must be completely dry before you put it down.

The floor mounting finish is determined by the final covering. Usually, bitumen mastic is used to cover the fill, and then plywood sheets are spread on top of that (if the tile is not the final covering). There are self-tapping screws underneath to keep them in place. To ensure the plywood is securely fastened and the floor will last for years without creaking or bulging, 30 to 50 self-tapping screws are used to fasten each sheet into place. This is because the plywood provides further insulation against sound and temperature. Painting and wallpaper can be applied after plywood installation is complete.

In areas where laminated flooring or parquet is used as the final floor covering, regular wallpapers are initially pasted (not painted). After that, the floor covering is installed.

Block parquet is typically used as a final floor covering, which involves laying the parquet, scraping it, and then applying a single coat of lacquer. The final coats of lacquer are applied to the parquet after this, and standard wall paper is then placed over it (depending on the quality of the parquet and lacquer). The aforementioned result becomes applicable only when a significant amount of dust is generated during such a commotion.Even though high-quality floor grinders include a dust-collecting vacuum, a significant amount of dust still flies around and settles on nearby surfaces, including walls. The dust is extremely abrasive and difficult to remove. Therefore, wallpaper is pasted after scrambling to prevent damage, and parquet is covered with a single layer of lacquer before wallpaper is pasted to prevent it from absorbing any excess moisture.

Once this is done, the bulk of the construction will be complete. Lastly, you can hang doors, plant bands, and put up curtain rods.

To wrap things up, it's important to remember that the mentioned order of works is generic and can change depending on the specific situation, such as the number of rooms in the premises, your resources, or the quirks of the construction of the multilevel premises. A sequence like this can be derived from common sense, and any reasonably analytical individual can come up with it on their own.
